Building surveyors & certifiers in Australia play a crucial role from the initial design review and permit issuance right through to final inspections and certification of buildings. They act as an independent professional representing the interests of the public while ensuring all project stakeholders align and comply with the relevant codes. In Victoria, a building surveyor holds a statutory position — they're the one who checks your building permit application against the Building Act 1993, the Building Regulations 2018, and the National Construction Code before any legal work can begin.
Their sign-off isn't a formality; it's the mechanism Victoria uses to enforce building standards from the ground up, permit by permit. Their approvals assist better project outcomes and protect the community against illegal building work that relates to life safety, health and amenity to ensure buildings perform as they should for years to come.
Most people asking this want a number, but the honest answer is that you control the timeline more than the building surveyor does — the biggest delays come from what you hand over, not how fast anyone processes it.
Once a complete application lands in our online portal or via email, assessment against the Building Act 1993, Building Regulations 2018 and NCC typically takes 3–6 business days for a straightforward domestic project. That number is doing a lot of work in that sentence — it assumes "complete" and "straightforward," and most applications are neither on the first pass.
Engaging a building surveyor at design stage — before drawings are finalised or planning approvals are sort — means the documentation list gets built around what the specific project will need, instead of being reverse-engineered after a knock-back. This is the single highest-leverage move available to an applicant: it doesn't just avoid one round of resubmission, it front-loads the referral and consent requirements so they're being sourced in parallel with design, not sequentially after a rejected application.
A single dwelling generally needs a narrower set of supporting documents. Commercial and multi-unit projects (Class 2–9 under the NCC) pull in a longer list — fire engineering, accessibility (DDA) compliance, structural certification for larger spans, services coordination, sometimes referral authority consents (fire services, water authorities, heritage). More consenting bodies means more places a submission can stall waiting on someone else's sign-off, which compounds the timeline independent of the surveyor's own assessment speed.
